2016/005: Regarding the durability of a substitute metal roofing material on a house located close to a tidal estuary

This determination arises from the substitution of roof cladding to a house built in a coastal area within 100m of a tidal estuary. The applicant's concern relates to the durability of the substitute roofing given the location of the house.
The matter to be determined is therefore whether the substitute roofing material will satisfy Clause B2 Durability; that is whether the roofing material will perform satisfactorily for a minimum 15 years as required by Clause B2.3.1(b).
This determination addresses the substitute roofing material in terms of compliance with the performance requirements of the Building Code. The contract the applicant has with the builder may be for a material that is in excess of the minimum performance required by the Building Code; however contractual matters are outside the matters that can be determined under section 177 of the Act.
